Tenants referencing and administration fees
The below tenancy fees are applicable once tenancy terms have been agreed with the Landlord, payment of fees will remove the property from the market for 72 hours whilst references are obtained.

- Administration fee - £150 + VAT per tenancy
- Reference fee for the first tenant - £100 + VAT
- Reference fee per additional tenant thereafter - £50 + VAT
- First Guarantor – FREE OF CHARGE
- Renewal fee for fixed term tenancy - £60 + VAT
- Inventory check-out fee - £50+VAT – please note this fee is only charged if the Landlord pays for a check in at the start of the tenancy
- Single room tenancies will be charged a combined admin and reference fee of £150 + VAT
Lettings: We seek to agree a let within 28 days from the date that the property goes live onto www.prestonbaker.co.uk. If this does not occur we will refund £200 (inc VAT) from our standard set up charges to anyone who books a lettings valuation through www.prestonbaker.co.uk. This offer is only for customers using our fully managed service at our standard management commission. This discount will be applied from the monies normally deducted from the first months rent. In the event that Preston Baker do not introduce a tenant to move in to your property then no cash back will be payable by Preston Baker and Associates Ltd. In the event of any dispute the decision of the directors of Preston Baker and Associates Ltd will be final.
