Stark imbalance of properties in York during 2015

Posted 12/01/2016

Wow, what a year 2015 was for property prices, largely due to the stark imbalance in demand and supply. The excess of demand over suitable supply looks set to continue, despite affordability being stretched and taxation rising. I speak to homeowners every day and there is a common trend in what they tell me, which is: “I will move when I find the right place!’’ This shows there is plenty of motivation to sell, but a lack of suitable properties to move into.

Our average time for selling a property here at Preston Baker, based on the time properties spend on Rightmove, is ten weeks. That makes us the fastest-selling estate agent in York.

However, when vendors see the market moving quickly, it can have a negative effect on the way they plan their move. They might think: “If I sell quickly, where will I go to?” Ultimately, most estate agents concentrate on selling houses – but who is helping people to move house? At Preston Baker, we recognise that every vendor has individual requirements, and we work hard to help them move home successfully, not just achieve a sale.

We love to hear from people selling their homes, so we can help them find the right home to move into. You might be surprised how many properties we sell before they have even appeared online! To help you move home, we just need to understand your specific property requirements. I would personally recommend a bit of window shopping before you commit to anything. And don’t take all the strain yourself – let us do the work for you!
