Ian Preston's Property Market Update for December 2016

Today I will be reflecting on our triple gold awards at the Sunday Times Estate Agency of the Year Awards, talking about the Autumn statement and reviewing the sales and lettings market within Yorkshire.

Triple Gold at the Estate Agency Awards of the Year

I am delighted to report we have won 3 gold awards at the Estate Agency of the Year Awards 2016 in the following categories:

  • The Best Northern Medium Agency Award which is a result of mystery shopping which was described as near perfect in the judges report. Tactics such as Property Launch that we use was described as inspired so was described as inspired.

  • The Best Training and Development Award in estate agency; this is significant achievement and validates the quality of the training provided, which is critical to delivering our goal of excellent service to our clients.
  • The Best Financial Services Award in estate agency - we have won this two years in a row! This award confirms that we are able to offer excellent advice on mortgages and related insurance products.

Impact of the Autumn Statement

In the Chancellor's Autumn Statement, there was a commitment to banning tenant fees. This change, which will not be implemented until 2018, could have a positive effect on tenants although I suspect it will result in increased rents.  There will be consultations on the subject, which we will be monitoring, so we will keep you informed of developments.

Local property markets

In terms of the general property sales market, what we’ve seen is a broadly stable picture. However in terms of the rentals market, we've seen 10% less rental properties advertised across the region. We believe this reflects the demand and occupancy rate for student housing in popular university areas such as Sheffield, Headingley - Leeds and York. Elsewhere we found that rental market has been fairly stable. 

In my next video I will update you on my January predictions for 2017 which will include what we think house prices and rental prices will do in the forthcoming year.
